Host Agreement

You list your home here as an independent business. Your business takes the payment, sets the house rules, and is responsible for the home and the law that applies to renting it.

Action needed: Draft

These terms are a pre-launch draft. Operator details and the governing jurisdiction must be finalized and reviewed before paid stays can open. No booking is available while these details contain placeholders.

1. You host as a business

To publish a home you connect your business's own payment account. Guests pay your business directly for the stay; we collect only our 2% fee from each charge. Your business is the seller and merchant of record, pays its own processing costs, and handles its own chargebacks.

You are an independent business, not our employee, agent or partner. You decide your price, your availability, your cancellation policy and your house rules within what the platform supports.

2. The home and the law

You confirm that you have the right to rent the home for stays of 30 nights or more: as owner, or with the owner's, landlord's, lender's and association's permission where needed.

You are responsible for complying with every law that applies to renting the home, including landlord-tenant, occupancy, habitability, fair housing and anti-discrimination, safety, zoning, registration and permit, and tax laws. Stays of 30 nights or more can create a tenancy; you are responsible for understanding what that means where the home is.

You are responsible for collecting and paying any taxes on your stays, unless we tell you in writing that we collect a specific tax for you.

3. Insurance

Keep insurance that covers renting the home to guests, including liability. Our deposit and claims process is not insurance.

4. Honest listings

Your listing, photos and walkthrough must show the home as it is. Don't add a walkthrough recorded anywhere but the home. Update the listing when something material changes, and pause it if the home isn't available.

Your house rules must be lawful, and you can't enforce rules the guest didn't see before booking.

5. Guests, cancellations and claims

Honor confirmed bookings. If you cancel a confirmed stay, the guest is refunded in full, including our fee, from your business's account.

Deposit claims go through the platform's claim process and, if disputed, independent arbitration. Don't ask guests to pay damages outside it for a stay booked here.

Don't take payment off the platform for a stay a guest found here.

6. Our fee

Our fee is 2% of the stay price, taken as an application fee from each charge on your account. If a stay is refunded, we refund our share of the fee to match.

7. Indemnity

To the extent the law allows, your business will defend and cover us against claims, losses and costs arising from your home, your stays, your listings, your house rules, or your breach of this agreement or the law.

8. Everything else

The Terms of Service also apply to you, including the limits on our liability. If this agreement and the Terms of Service conflict about hosting, this agreement wins.

We may update this agreement; you'll be asked to agree again before you next publish. We may unpublish listings or suspend hosting for breaches, and we'll tell you why where we can.
